This was a house in a nice Berkeley neighborhood close to a lot of great shops and restaurants. It was actually newly painted inside and out, but had a very high pest report so was not as attractive to buyers other than investors. We cleared the pest report which included much stucco repair, replaced some foundation including new support for a lovely working fireplace, made seismic upgrades, completely remodeled the kitchen combining the kitchen and separate breakfast rooms for a more practical/open floor plan allowing for bar seating, new plumbing and electrical, new furnace system, remodeled the existing bathroom and then added a half bath at the back of the house for that coveted second toilet! We were able to use a wall mounted toilet to place a wall and barn door but still have the space needed to put in a toilet per code and keep space outside the room for a washer and dryer. We completely refurbished the garage structure, wiring and finishes and installed a new cottage style double garage door in case someone still wanted to use it as a garage. We also added French doors out the side of the garage that led out to a cute back patio area to add natural lighting and keep the option of using it as living space. As many of the homes in the area are small, people appreciate an extra usable space.
